Premium property market strong in Colchester area

Launched two years ago, the agreed sales of Signature properties was £38.6m in 2012, and £50.5m in 2013. These figures contribute to Fenn Wright’s 22 per cent market share of all local residential property sales – more than any other agent.

Jonathan Perry, responsible for Signature at Fenn Wright’s Colchester office, explains that the sales have been achieved in conditions that were tougher than forecast: “At the beginning of 2013 it was widely reported that market conditions would improve during the year, but whilst we could see a stronger demand for lower priced properties, and the London market was strong too, this upturn didn’t filter through to the premium market here, until very late in the year. Born out by the fact we enjoyed the busiest December for 25 years.

“Looking forward to 2014, early indicators are promising. More people have started their property search early in January, creating a demand for good stock. Traditionally, owners of ‘country homes’ wait for spring to arrive before coming to market, but it could be the early bird that catches the worm this year.

With a growing number of owners of substantial houses looking to downsize, it could pay to get ahead of this crowd and supply the premium property that searchers are looking for now.”
