When did you last value your assets?
Property valuation is used by the banking industry to assess whether to lend or how much to lend a potential borrower. However, regular portfolio valuations are also a helpful management tool that enable clients to make good decisions about the properties they hold and adopt a pro-active attitude toward their management.
One of our key findings is that some occupiers or investors don’t re-value their property assets until they require a bank loan or want to instruct a disposal. And sometimes they get a nasty shock! A regular portfolio valuation allows clients to stay up to date with their asset’s worth and make forward plans. This reduces the chance of any surprises when under pressure to dispose of property and may afford a more profitable, planned approach to changes in holdings and borrowings.
Whilst valuations for secured lending form a high percentage of the work Fenn Wright’s commercial team do, they also provide portfolio valuations for investors and owner occupiers.
